About
Want to spa in one of the UK’s most extraordinary addresses? We know just the place. Since the 1930s, Pimlico’s iconic Dolphin Square apartment complex has been the backdrop for some high-stakes political intrigue – at one point housing more MPs and spies than any other square mile in London. But today, its most intriguing secret lies just behind its handsome brick façade. Following a meticulous restoration, the new Dolphin House Spa is a refined urban retreat where the drama of the past gives way to a new era of holistic pampering.
Just a stone’s throw from Pimlico Station and set within three‑and‑a‑half acres of private gardens, this glamorous getaway feels worlds away from the city. Originally the largest block of flats in Europe, the estate remains a prestigious London landmark. In its mid‑century heyday, residents enjoyed white‑glove service and uniformed porters – a level of care that drew in famous faces from Princess Anne, who lived in Drake House, to Princess Diana, who was a regular at the club for her morning laps.
Step inside and you’ll still find plenty of Art Deco touches, but the facilities are now cool and contemporary. The legendary 17‑metre indoor pool has been beautifully restored, complete with its original 1930s glass‑block skylights that flood the water with natural light. When you book a spa package, you’re invited to enjoy the full Dolphin Square Fitness Club experience, including the high‑performance gym and a brand‑new thermal suite featuring a salt room, infrared sauna and signature stonebath.
With the heart of Westminster just a 15-minute walk away, you’re perfectly placed to visit Tate Britain or take a stroll along the Thames Path. Wander through the Pimlico Road Design District, a hub for high-end antiques and artisan homeware, or cross the river to the iconic Battersea Power Station, now a retail and dining paradise. You could even lose yourself in the 200‑acre expanse of Battersea Park, complete with a boating lake and Japanese Peace Pagoda.
But chances are, you won’t want to leave the urban sanctuary that is Dolphin House Spa. Indulge in cutting‑edge Germaine de Capuccini rituals from five zen‑like treatment rooms, each designed to restore your equilibrium in the heart of the capital. It’s a 360‑degree approach to wellness that doesn’t just wow you – it leaves you feeling totally brand new.

The Spa & Wellness at Dolphin House Spa
Whether you’re in need of a mind-soothing massage, a transformative facial or a peaceful pool day in a historic setting, the new Dolphin Square Spa has your every need covered. Following its meticulous restoration, this hidden Pimlico haven is reclaiming its title as one of the capital’s premier hotspots for pampering.
Leave the city noise behind and step into this temple of tranquillity. Slip into a luxuriously soft robe and slippers and begin your urban spa experience with a Germaine de Capuccini ritual from one of five zen-like treatment rooms. Known for their cutting-edge skincare science, every treatment is bespoke and tailored to your mood.
The spa itself features a brand-new thermal suite designed for total detoxification. You can cycle through the infrared sauna, find your focus in the salt room, or experience the therapeutic heat of the stonebath. An experience shower and a relaxation room only add to the feeling of peace.
But the true centrepiece remains the inviting 17-metre swimming pool, now flooded with natural light from the restored 1930s skylights. With the addition of a Rasul mud room for a more social spa experience, you’ll float out of Dolphin Square Spa feeling completely restored and ready to take on the city again.
The Gym & Fitness at Dolphin House Spa
If you’re looking for a workout with wow-factor, the newly restored DSQ Fitness Health Club really delivers. This high-performance space has dedicated zones for cardio, resistance, weights and mobility, plus studios offering a variety of classes, from yoga to Box Fit.
There are tennis courts, squash courts and even a Reformer Pilates studio. After your session you can swim in the beautifully restored 17-metre pool, or head into the new infrared sauna, stonebath and salt room to soothe your muscles and reset your mind.
Prefer to get your steps up in the sunshine? Just a five-minute walk takes you to the River Thames, where you can follow the Embankment path towards the grand architecture of Westminster or the art-filled galleries of Tate Britain. If you prefer a bit of greenery, a brisk walk across Chelsea Bridge leads you straight into the vast, leafy expanses of Battersea Park.
Restaurants & Food at Dolphin House Spa
Pampering packages at Dolphin House Spa often include a light spa lunch or afternoon tea – the perfect complement to your treatments. Opt for the Prosecco Afternoon Tea (or a stacked juice if you prefer something alcohol‑free) and expect fresh, seasonal flavours with just the right touch of indulgence to keep that post‑treatment glow going.
When you’re ready to step out of your robe, the Terrace Bar & Café is your go-to destination. Recently refreshed as part of the estate’s grand restoration, this bright, Mediterranean-inspired space has the effortless feel of a private members’ club. Refuel with a healthy breakfast, a vibrant salad bowl, or a barista coffee while overlooking the square’s famous gardens.
When the sun sets, the vibe shifts from a relaxed daytime hang-out to a chic evening social hub. There’s even an outdoor terrace for sundowners, from a crisp glass of wine or a signature cocktail.

Frequently Asked Questions
Does Dolphin House Spa do afternoon tea?
How do you fancy afternoon tea in the place Princess Anne once called home? Or where James Bond author Ian Fleming was first recruited into the secret service? Dolphin Square isn’t just a residential estate. It’s a living piece of London history – and the afternoon tea at Dolphin House Spa lets you soak up that legacy and snaffle some scones at the same time.
While the new spa is rooted in holistic wellness, it certainly doesn’t skimp on indulgence. Many of the pampering packages include a beautifully curated afternoon tea, complete with delicate sandwiches, sweet treats and Prosecco (or a stacked juice if you prefer something alcohol‑free). It’s the perfect way to round off your treatments in a setting that feels every bit as iconic as the guests who once walked these corridors.
Is there a swimming pool at Dolphin House Spa?
There is, and it’s a beautiful oasis of peace and quiet in the heart of the city. Forget tiny, decorative plunge pools you often find in hotel basements. This is a proper 17-metre indoor pool that has just emerged from a stunning top-to-toe restoration. Freshly reopened as of March 2026, the pool is the glittering centrepiece of the health club.
The pool’s most striking new feature isn’t actually new at all – it’s the restored glass-block skylights. These original 1930s features were covered up for decades, but the recent renovation has uncovered them, flooding the 17-metre pool with natural light once again.
Keep an eye out for the pool’s most famous resident, too – the historic dolphin statue perched by the water. You might notice it looks a bit more like a mythical creature than a modern-day dolphin, with its scales and webbed fins. That’s because it’s a classic heraldic dolphin, a style popular in the 1930s. It’s been a silent witness to decades of history, including the morning laps of Princess Diana, who was once a regular at the club.
Is there accommodation at Dolphin House Spa?
Technically, there is – but only if you’re looking to buy an apartment! While the historic Dolphin Square was once famous for its serviced apartments and hotel, it has since transitioned into a private residential estate. This means there isn’t a traditional hotel on-site for a spa sleepover anymore. However, since you’re right in the heart of Pimlico, you are surrounded by boutique hotels and budget options just a short walk away.
Where is Dolphin House Spa located?
You’ll find Dolphin House Spa tucked away within the quiet grounds of the historic Dolphin Square estate in Pimlico. This riverside sanctuary offers a little slice of serenity in the heart of the city, perfectly positioned between the upscale streets of Chelsea and the grand architecture of Westminster. Just a short walk from the Thames, it’s a hidden gem that feels worlds away from the London hustle.
There’s plenty to explore right on your doorstep. After your treatment, take a stroll through the estate’s Moroccan-inspired gardens or wander over to Pimlico Road, famous for its high-end antiques. If you’re visiting on a Saturday, the nearby Orange Square hosts the Pimlico Road Farmers’ Market, where you can pick up organic treats and fresh flowers (or just take photos for your socials!).
What’s the history of Dolphin House Spa?
From wartime heroes like Charles de Gaulle to screen icons and even royals, the Square has long been a city sanctuary for celebs and high society. In its heyday, the Square was the ultimate London address, where residents enjoyed unparalleled levels of service from an army of white-gloved staff – they could even leave their shoes outside their doors at night to be polished for the morning.
Princess Diana was a regular visitor to the swimming pool – she was often seen heading to the club for her morning swims to escape the paparazzi. After a major restoration, the swimming pool officially reopened on 30 March 2026. The new Dolphin Square Spa followed with a grand opening in June 2026, featuring a contemporary thermal suite that includes a salt room, infrared sauna, experience shower, relaxation room and stone bath.
Is Dolphin House Spa family-friendly?
Sorry! Spa packages here are for guests aged 18 and over, so treatments and the thermal suite are for adults‑only. However, the pool is open to Dolphin Square residents and does have designated children’s swim times. If you’d prefer a completely peaceful dip, it’s best to avoid the pool between 8am and 10am, and 4pm and 6pm each day.
Is Dolphin House Spa pet-friendly?
Hold the doggie massage! While four-legged besties are welcome in the Terrace Bar & Café, they can’t join you in the spa.
